The company does one thing: it acquires buildings in Norfolk and lets them. It builds nothing, sells nothing on anyone else's behalf, and manages no property in which it has no stake.

Everything else follows from that. There is no chain of instruction between an occupier and the freeholder, no agent selling on commission, and nobody agreeing lease terms who will have moved on before they take effect.

It is not a service model so much as an absence of one. This is simply how property was held before it was intermediated, and the arrangement happens to favour the occupier.

Offices, workshops and trade premises let to businesses on commercial terms.

Homes let on assured shorthold tenancies, managed directly rather than through an agent.

Buildings with commercial space at ground level and residential above, common in Norwich's older streets.

Light industrial

Units and yards where access, loading and power supply matter more than finish.

Land held for the long term, including plots with no immediate use but a sensible future one.

How we buy

Four tests before we commit

One

Do we know the area?

We buy in and around Norwich because it is where we can be at a building within the hour. Local knowledge is specific, not general.

Two

Will it still let?

Access, parking, loading, power and light age far better than decoration. The question is whether someone wants it in fifteen years.

Three

Does it work now?

Underwritten on today's rent and today's costs. A purchase that needs values to rise before it works is not one we make.

Four

Have we surveyed it?

Properly, and before exchange. The cost of a survey is nothing beside the cost of finding the problem afterwards.
